Choices cited as prohibited in the Proposed CD2 Expansion are from Recap Emails from the City of Dallas Planning and Urban Development Department.

The idea is that all Non-contributing homes will eventually be replaced by Contributing homes.

Lakewood: 29.5% Contributing

65.5 Non-Contributing houses, 27.5 Contributing. The City. is now adding in Spanish Revival with Spanish Eclectic, but even adding those 13 houses to Contributing leaves Lakewood at 44% Contributing.

Failure to recognize French Norman style could have been avoided with an impartial, expert inventory of home styles from the beginning of the process.

Be Aware:The City has mislabeled your house as a Tudor you must adhere to a set of style requirements that don’t fit your house. See Style Discrepancies will Cause Headaches for You. Please review carefully the relevant sections of the Draft Ordinance for Tudor houses like required roof pitch, chimney width and placement, and windows. There may be others.

Be aware: Be aware that the City lists the architect of your home as Charles S. Dilbeck but Dilbeck expert Willis WInters says your home is attributed to George Marble.

A Compelling Reason to Redo this Process from the Beginning

STYLE

Style: City’s Draft Ordinance: Spanish Revival/Eclectic

A Compelling Reason to Redo this Process from the Beginning

Shockingly, Spanish Revival is Overlooked as a Contributing Style because the City staff and Neighborhood Committee are unable to recognize its difference from Spanish Eclectic. The words “Spanish Revival” never came up in Neighborhood Meetings. After the meetings, someone realized their mistake and snuck it into the Ordinance by jamming it between Spanish and Eclectic, creating the Spanish Revival/Eclectic mashup category. For self-proclaimed preservationists, this is sloppy and one of the many reasons we need to restart the process from the beginning with an expert, impartial Inventory of our house styles.

After the meetings someone realized their mistake and snuck it into the Ordinance by jamming it between Spanish and Eclectic, creating the Spanish Revival/Eclectic mashup category. For self-proclaimed preservationists, this is sloppy and one of the many reasons we need to restart the process from the beginning with an expert, impartial Inventory of our house styles. More at Why The “Expansion” Process Must Start Over.

STANDARDS THAT SHOULD CONCERN YOU: CONTRIBUTING HOUSES

Demolition of your house is severely restricted (see attached).

STANDARDS THAT SHOULD CONCERN YOU: NON-CONTRIBUTING HOUSES

Remodeling is Severely Restricted (see attached).

I know what was said during Petitioning. . .  Non-Contributing homes would only be subject to height and setback type restrictions, but the discussions that happened in however long we’ve talked about Styles, it evolved to where we are because if Non-Contributing has no regulation then someone could apply for a remodel of a NC home, take it down to a couple of walls and then rebuild like that black house on [x street]  that everyone… complains about.

SUMMER LOVELAND HEAD OF THE NEIGHBORHOOD COMMITTEE, MEETING 15

Trees. You can no longer remove a mature tree in the front yard without approval.

Work Review. Work Not Requiring a Building Permit Must Still Go Through Review with The Director of the Dept. of Planning and Urban Development.

Fines. $2,000 per day per occurrence for unauthorized work.

Fines. $2,000 per mature tree removed or seriously damaged in front yard.

You are limited to two stories.

You, as a non-contributing homeowner, are not allowed an attic story

STYLE

Style: Ranch, per architectural historian and architect Willis Winters.

Style: City’s Draft Ordinance: Spanish Revival/Eclectic

A Compelling Reason to Redo this Process from the Beginning

City staff are unable to recognize a two-story ranch. It actually states in the Ordinance:

1) Stories. Structures must be one story on the front facade.
2) Additions. Two-story additions are only allowed on the rear 50 percent of the
main building.

This is one of the many reasons we need to restart the process from the beginning with an expert, impartial Inventory of our house styles. More at Why The “Expansion” Process Must Start Over.

STANDARDS THAT SHOULD CONCERN YOU: CONTRIBUTING HOUSES

Demolition of your house is severely restricted (see attached).

“I want a Demo Clause because I don’t want so much new construction. Some new construction, fine. A lot of new construction, not fine. [Be]cause they’re going to take down every ranch and every minimal traditional and they’re going to put siding everywhere!“
– Summer Loveland, Head Of Neighborhood Committee, Neighborhood Meeting 9.

STYLE

Style: Spanish Revival, per architectural historian and architect Willis Winters.
