The prohibition of garages on the front facade and wrap-around works for larger lots. This is impractical for smaller, shallow lots, however. One example 6949 Lakewood Boulevard whose lot is too shallow for detached garage. Their only choice was a front-facing garage. By the way, this home was featured on the 2024 Lakewood Home Tour.

Hutsells on the 7300 block of Lakewood have a similar issue and Hutsell designed them with a garage door facing the street. Wasn’t petitioning claiming to save Hutsells because they are so important?

What’s the Impact?

This regulation creates a loss of use on more affordable, smaller lots and, therefore, younger families who might consider moving our neighborhood.
